Getting a life of happiness is simple. ?Just eliminate all of the objects and activities that are not contributing to your pleasure. ?Then you will have time, space, and cash available to increase the happiness in your life.?

JERUSALEM (AP) ? Israeli Prime Minister Benjamin Netanyahu is welcoming Mitt Romney to Israel as a representative of the U.S. He tells the Republican presidential candidate he agrees with his approach to the threat of a nuclear Iran.

Netanyahu on Sunday said he listened to Romney's speech in Reno, Nev., where Romney said that Iran possessing nuclear capability is the greatest danger facing the world.

Romney says Netanyhau's perspectives on Iran are ones that he takes "with great seriousness."

The warm embrace for Romney is a contrast to the Israeli prime minister's generally cooler approach to U.S. President Barack Obama's efforts to employ sanctions and diplomacy to keep Iran's nuclear ambitions at bay.

Netanyahu says the sanctions and diplomacy "so far have not set back the Iranian program by one iota."

Oregon Ducks 2012 football preview: Jackson Rice one of top punters in country

Leading up to the start of Oregon football practice on Aug. 6, the Oregonian will take a look at the team, position-by-position.

Today: Kickers/punters

What we know: Punter Jackson Rice is simply one of the best players on the team regardless of position and has been named to the Ray Guy watch list for an award he was a finalist for last year.

What we don't know: Forget potentially juggling quarterbacks, could Oregon be set to continue juggling kickers. Rob Beard, injured much of last season, and Alejandro Maldonado, will be competing for the starting kicking job. Beard has battled quad and back issues. Maldonado was inconsistent.

Reasons for optimism: Rice averaged 45.9 yards per attempt with 17 traveling 50-plus yards and another 17 landing inside the opponent's 20-yard-line. Beard is a proven commodity. He made 10 of 13 field goals in 2010 and 2 of 2 last season before injuries reduced him to only kicking off. Maldonado had a solid first season being thrust into a prime, kicking role.

Reasons for pessimism: Oregon's high-scoring offense and coach Chip Kelly's penchant for gambling on fourth down means Oregon doesn't attempt many field goals. The Ducks have launched just 31 over the past two seasons. But when they miss, they matter, and Oregon last season missed five out of 14, including Maldonado's potential game-tying 37-yarder in a loss against USC.

Budding star: This should be Beard's job to lose. Now healthy again, Beard could be ready to take Oregon's kicking game to another level.

2012 recruit to watch: UO is excited about the potential of transfer punter/kicker Dylan Ausherman, signed in February out of the College of the Sequoias. But he likely won't get much time this season.

Position grade: B+. Rice is a proven star and Beard has potential to be one with strong depth in Maldonado, who could challenge for a starting role.

Android 4.0.4 XWLPO ICS Update for Samsung Galaxy S2: Install Firmware

Samsung released the Android 4.0.4 Ice Cream Sandwich update for the Galaxy S2 smartphone earlier in the month. The firmware - XWLPM - is available as an Over the Air (OTA) update and is working its way across the world. A second update -?I9100XWLPO is available for European models - and has been released by members of the XDA Developer's forum.

In further good news for S2 owners, it seems Samsung has begun testing Android 4.1 (Jelly Bean) for use on the device. An unnamed source spoke to SamMobile, stating tests were continuing and an update could happen very soon.

However, until the Jelly Bean update makes its appearance, S2 users can update their phones to the latest ICS software by following instructions given below. Gov. Brown pushes $23-billion plan to tunnel under delta

Gov. Jerry Brown's administration said Wednesday that it is pushing ahead with a $23-billion proposal intended to improve water deliveries to the San Joaquin Valley and Southern California and stop the ecological free fall of the Sacramento-San Joaquin Delta.

The plans, which would involve construction of the most ambitious water supply project in California in decades, call for the building of two massive tunnels beneath the delta to transport water south, and the restoration of tens of thousands of acres of delta habitat.

Invoking California's "pioneer spirit," Brown said the project was "profoundly important to California's future" and called it "a big idea for a big state."

"I look at this as another test of whether we can govern ourselves," he said at a Sacramento news conference, at which he was joined by U.S. Interior Secretary Ken Salazar. "Analysis paralysis is not why I came back. I want to get [stuff] done," he said, using an expletive to emphasize his resolve.

Under the proposal, which is a scaled-down version of an earlier design released during Gov. Arnold Schwarzenegger's administration, three large intake facilities would be built on the Sacramento River near Hood. They would be capable of diverting 9,000 cubic feet of water a second into two side-by-side underground tunnels that would carry supplies 35 miles to the huge government pumps in the south delta that send water to Central Valley farms and Southland cities. Currently, supplies are drawn through the delta to the pumps, a system that has profoundly altered the delta ecology.

Water users ? ultimately farmers and residential customers ? would foot the $14-billion construction bill and roughly $5 billion in operating costs. State taxpayers would cover most of the $3-billion to $4-billion expense for habitat restoration.

Though Brown's announcement signaled momentum after years of planning, the proposal remains far from a sure thing. Key issues remain unsettled ? most important, the volume of water that would be exported from the delta system.

If the water agencies paying for the new conveyance facilities can't be assured of the deliveries they want, they could pull out. The project must also win permits from the state and federal agencies responsible for enforcing endangered species protections.

Officials said alternatives, including building larger or smaller facilities, will remain under consideration while they try to nail down details of their preferred proposal in coming months. They are hoping to release draft environmental documents this fall and issue a final decision next year. Under the most optimistic time frame, construction could begin in two to three years, and the project would be up and running in 2026.

The tunnel proposal echoes the peripheral canal project that Brown, in an earlier term as governor, pushed through the Legislature, only to see it killed by voters in 1982. Brown said the new project is based on a much better understanding of the delta ecosystem and the effects of delta pumping. "Here we are 30 years later with a lot more knowledge, a lot more science and better technology," he said.

The plan for a new system to ship Northern California water supplies south is the latest in 20 years of efforts to resolve the conflict between the state's thirst and the environment of the West Coast's largest estuary.

As water exports rose in recent decades, the health of the delta has deteriorated sharply. Its native fish are imperiled, its waters infested with invasive species. The delta's basic hydrology has been thrown out of whack by the enormous south delta pumps that are so powerful they reverse the flow of delta waterways.

With environmental decline have come tighter export restrictions that cut water deliveries to the Southland and San Joaquin Valley agribusiness. The premise of the new proposal is that by combining new conveyance facilities with extensive habitat restoration, the delta environment will improve, fish species will rebound and water deliveries will stabilize or grow.

But environmentalists and delta advocates argue that the only way to save the delta is to take less water from it. "They can't prove [the project] will work for the environment," said Jonas Minton, a former state water official who is now water policy advisor for the Planning and Conservation League. The estuary "needs more fresh water to sustain it, and they continue to deny that," he added.

The proposal to build a peripheral canal around the delta to carry supplies to the pumps sparked a nasty north-south battle 30 years ago.

But political opposition to the tunnel proposal has so far been centered in the delta, which has limited political clout and has aimed its guns at corporate agriculture rather than Southern California ? recognition that most of the water diverted from the delta goes to irrigation ditches, not urban faucets.

The commercial salmon industry worries that the big intakes will harm migrating salmon on the Sacramento River. Delta farmers are concerned that a reduction of the river's flows into the delta will hurt their water quality. And they don't want to lose fields to wetlands restoration.

After the morning news conference, a bipartisan group of about 200 farmers, fishermen and lawmakers from the delta region, some holding pitchforks and homemade signs, gathered on the steps of the state Capitol to blast the proposal. "To the governor and the secretary ? you launch a war, we'll fight the battle," declared Rep. John Garamendi (D-Walnut Creek).

In Washington, Rep. Jerry McNerney (D-Pleasanton) called the plan "completely unacceptable," and Rep. Mike Thompson (D-St. Helena), who represents fishing communities, said it was a "terrible mistake to outline what it is that they prefer happens before the science is done to determine what can and should happen."

In statements, officials of the Metropolitan Water District of Southern California and the Westlands Water District ? which together would pay for about half the cost of the intake-tunnel system ? called Brown's announcement a milestone.

But Westlands raised the possibility that some water users could ultimately decide the program wasn't worth their investment. And in an interview earlier this week, an official of the Kern County Water Agency was similarly cautious.

"This isn't affordable at all costs for our water users," said Jim Beck, the agency's general manager. "In the next few months, we hope we get more information that would help them make an informed decision about the viability of the project for them and our willingness to continue funding our share of the permitting effort."

For those of you who are still trying to get to know me, I?ll give you a bit of an inside scoop about a few things.

I started blogging over two years ago to help me recover from a pretty nasty ankle injury. I was consumed with healthy living blogs and my rehab. It was a very intense summer of clean eating, physio, yoga and craziness. Because of that first blog I found the Twitter chat #fitblog, and in turn many of my favourite blog friends.

I also work for a powerhouse company that owns three different chains of gyms. I have three free gym memberships, write and edit a health and fitness magazine, and am surrounded by all things fitness day-in and day-out. Personal trainers, nutritionists, everyone is drinking the kool-aid. (That is if kool-aid was healthy)

So with that I must admit: the gym and I are on a break. We haven?t broken up, we just need some time apart.

I can?t wrap my head about weight training, or running (even though I want a race medal) or anything of the sort.

When I first started losing the activity passion, I jumped into planning mode knowing it?s what I ?should? be doing. Scheduling workouts and meal prep became consuming and were driving me mad.

There is more to my healthy life than the gym. While I do know that physical fitness is a good part of the healthy pie chart, I am much more focused on my mental and emotional health right now.

Embracing my hippie roots handed down to me from the mother, I?m sweating with yoga, walking more places, smiling, sitting in the grass, and soaking up plenty of sunshine.

I?m letting myself be consumed with positivity instead of meal plans and training schedules.

Question:? I would like to make a meaningful contribution to my alma mater ? my 50 year reunion is coming up. I have also decided, reluctantly, that the time has come for me to part with the family vacation home in Maine that has meant so much to me and my late husband over the past 40 years. The kids and grandchildren have moved away and no longer use the property, nor do I, and the upkeep and taxes are expensive and worrisome.

Would it be possible to directly use my Maine property to make the gift to my college ? rather than going through the ordeal of selling the property (and paying big capital gains taxes) and? then making a cash contribution?

Answer: Yes! You could deed your property directly over to the college, and they would presumably sell the property to generate cash to be used by the college however you specify. One advantage to you in doing it this way is that you would totally avoid any capital gains tax that you would otherwise face if you sold the property yourself. Another advantage is that the college, not you, would be responsible for selling the property.? Yet another advantage for you would be that you would be entitled to an income tax deduction equal to the full appraised fair market value of your property.

All of this assumes, of course, that your college would be interested in receiving such a gift?

The good news is that more and more nonprofits, especially colleges and universities, are interested in accepting gifts of real estate, because they realize that gifts of cash and appreciated securities may continue to be hard to come by, and they are increasingly turning their attention to accepting other assets, especially real estate, as gifts.

If your college doesn?t want to take title to your gift property themselves, it?s also quite possible that you could work with a community foundation in the area that would consider accepting the gift property and using the proceeds from sale to establish a Donor Advised Fund, allowing you to recommend distributions from this Fund to go to your college.

Most non-profits in situations like this need to investigate the property before they commit to accepting it. This usually entails a routine title search, a building inspection, perhaps an environmental inspection, and consultations with local brokers about the likely price they could obtain through sale. Assuming everything checks out, the college ? or another non-profit ? would work with your attorney to arrange the deeding over of the property. As of that point, the responsibility for property taxes, utilities, maintenance, etc. would transfer to the non-profit.

Assuming your children are comfortable with this arrangement, you would want to consult with your lawyer and CPA. Then, assuming your college is interested, it would be your responsibility to obtain a qualified appraisal of the property, which you would use to substantiate your tax deduction.? This appraisal must be completed no sooner than 60 days before you make the gift, and no later than the day on which you file the tax return on which you claim the deduction. Working with your CPA and your appraiser, you would report the charitable contribution of your property on IRS Form 8283 (Non-Cash Charitable Contributions).? When the college sells the property, they would report the sales price to the IRS using Form 8282.

Let?s say, for example, that your appraisal establishes an estimated fair market value for the property of $450,000.? You would be entitled to a charitable contribution deduction of that entire amount, but you might have to spread it out over several years, depending on your income situation.? In any one year you can claim charitable contributions of up to 30% of your adjusted gross income. Any deduction not used in one year can be carried forward to the next year, for up to five carry-forward years.

Let?s say, then, that the College, after listing the property at $475,000, sells it a few months later for $425,000.? This doesn?t change the fact that your deduction is still based on your appraisal of $450,000.

It sounds like you are in the fortunate position to make an outright gift of the property to your college. But if you needed to generate some supplemental retirement income as part of disposing of the vacation home, you could do so either by donating the property to a charitable remainder trust (which would pay you income for life and then distribute what?s left in the trust to the college upon your death, or at some other specified time), or by donating the property in exchange for a charitable gift annuity from the college, which would lock in fixed payments to you for the rest of your life.

For some property owners like you, there is an interest in continuing to use the property for many more years, but there is also a desire to donate the property now so that the charity can sell it once the owner is no longer using the property. This arrangement, referred to as donating a property subject to a retained life estate, offers the advantage of triggering a substantial tax deduction now, and gives the donor the satisfaction of being recognized for making the gift now (as opposed to posthumous recognition), while at the same time allowing the owner and others to continue to use the property as they would have otherwise done.

There are a variety of other creative ways that someone in your position can dispose of a valuable property while meeting a range of retirement income, tax planning and sometimes conservation objectives. We are seeing more and more gifts of real estate as these techniques are becoming more widely understood.

? Rising inflation will additionally force labor to ask for increased salaries just to stay current with rising market conditions and higher prices on food, services and other living expenses. This ultimately will increase stress on businesses. Forcing them to boost net profits, lay off workers and increase prices for the products they manufacture. The result will only intensify the chaos on-going throughout the economy.

A small amount of inflation is always good for a society as it aids in competitiveness and more profits. An inflation rate of two to three percent is healthy but when inflation starts going out of control and worse we see runaway inflation with rates increasing at 10% per month we set the stage for hyperinflation. An economy suffering from hyperinflation will change an entire society into desperate times quickly. Sadly the United States and other nations are heading into this direction now. FOSS Patents: German appeals court clears Samsung's modified ...

The Oberlandesgericht D?sseldorf (Dusseldorf Higher Regional Court) just announced its decision on two appeals of decisions by the Landgericht (District Court) based in the same German city.

Oliver Voss, an editor of Wirtschaftswoche (a leading German business weekly), announced the outcome on Twitter:

1. The appeals court upheld the lower court's denial of a preliminary injunction against the Galaxy Tab?10.1N, a modified version of the 10.1-inch tablet that Samsung's designers and lawyers jointly created in order to steer clear of violationg of Apple's asserted rights.

   The appeals court had previously affirmed a preliminary injunction against the original Galaxy Tab?10.1, identifying a violation not on the basis of Apple's asserted Community design (the EU equivalent of a U.S. design patent) but under German unfair competition law. As a result, the geographic scope of the decision was limited to Germany.

2. Apple succeeded on another count. It won a preliminary injunction against the Galaxy Tab?7.7 on an EU-wide basis. It was previously already able to enforce the Galaxy Tab?10.1 decision against the Galaxy Tab?7.7, which has the same design but a smaller form factor (under German law, this is called a "kerngleicher Versto?", or "violation sharing the same core"). But with the appeals court's decision, it can now also prevent Samsung's Korean parent company (and, as a result, its different international subsidiaries) from selling the Galaxy Tab?7.7 anywhere else in the EU. Today's decision formally excludes Germany, but that's for the reason I explained.

   The lower court had originally entered an EU-wide preliminary injunction against the Galaxy Tab 10.1 affecting not only Samsung's German subsidiary but also its Korean parent company and, as a result, the Samsung group as a whole. It then modified that order so as to apply only to the German subsidiary, holding that Apple had not proven that the Korean parent company has an "establishment" in Germany. The appeals court, however, disagreed and found (already in the Galaxy Tab?10.1 decision) that Samsung's German subsidiary is effectively an establishment of the Korean parent company, even though it formally claims to be an independent legal entity.

Today's decision is still a ruling made on the fast track. It is, by definition, a preliminary decision. The final decision has not even been made by the lower court yet, and it will also be possible to appeal that one. In the full-blown main proceeding, Apple is targeting a total of five Samsung tablets (and in a separate case, ten Samsung smartphones). While the outcome of the main proceeding is likely going to be consistent with the appeals court's fast-track ruling, it's legally possible that the court changes mind.

Today's decision provides, on a preliminary basis, valuable clarification to both parties. Apple and Samsung have a better idea now of how similar to Apple's tablet computers Samsung's Galaxy devices may look without infringing in the opinion of German courts.

But today's decision won't have much of a bearing on the U.S. trial scheduled to start on Monday (July?30), though Apple may file a request for judicial notice with Judge?Koh, the effect of which would be merely psychological.

In the United States, Samsung will also have to decide, after the upcoming trial, which changes to the design of its Galaxy Tab line are necessary in order to avoid further infringement. The Galaxy Tab?10.1N could serve as a starting point for any designaround effort.
